Acquiring Turkish Citizenship by Foreigners who Purchase Real Estate
Step 1 – Purchase of Real Estate
Purchase real estate worth at least 400,000 American Dollars or its equivalent in foreign currency or Turkish Lira.
Apply to the Land Registry and Cadastre Regional Directorate to obtain an eligibility certificate.
When purchasing real estate in the land registry, a real estate valuation report with a minimum value of 400,000 American Dollars must be submitted. An annotation stating 'I commit not to sell this real estate/real estates that I have acquired for the purpose of gaining Turkish citizenship, in accordance with Article 20 of the Turkish Citizenship Law, for a period of 3 years' is added to the deed registration's declaration section.
To obtain citizenship by purchasing real estate, after obtaining the commitment not to sell the real estate for 3 years, the transaction documents are sent by the Land Registry Directorate to the Land Registry and Cadastre Regional Directorate (the regional directorate to which the real estate is affiliated).
The 'Eligibility Certificate' is issued by the Land Registry and Cadastre Regional Directorate. Subsequently, an official letter is sent to the Directorate General of Migration Management and the Directorate General of Population and Citizenship Affairs, providing information to the foreigner applying for citizenship via email.
Step 2 - Residence Permit Application
After receiving the 'Eligibility Certificate,' an application for a residence permit is made to the Directorate of Migration Management in the province. Subsequently, an application for citizenship is made to the Directorate of Population and Citizenship Affairs.
Short-Term Work Permit: 'Application 6458-31/J' covers those who will make investments (real estate purchases) in Turkey without the need to work in Turkey and their foreign spouses, their non-adult or dependent foreign children.
An application is made to the Provincial Directorate of Migration Management at the place of residence, along with the required documents.
Step 3 - Citizenship Application
After obtaining the residence permit, an application is made to the Provincial Directorate of Population and Citizenship Affairs.
The citizenship file is prepared here and sent to the Directorate General of Population and Citizenship Affairs.
If the archive research results are positive, Turkish citizenship is acquired by the decision of the Presidency.
